2019 Property Value Reassessment Consults

Within the last several weeks, Hamilton Stephens Steele + Martin has received several inquiries regarding the recent county-wide property value re-evaluations. In response to this demand, we have developed a flat-fee product to assist our clients in navigating this process. We would be pleased for the opportunity to work with you as well.

But there is one caveat—as an initial step, we conducted research based on recent comparable sales of several randomly selected properties in numerous neighborhoods throughout Mecklenburg County from January 1, 2016, to December 31, 2018. While conducting our research, we learned that many of the new assessed values fall below the amount of comparable sales, and, in some instances, the assessed value falls below the amount the residence recently sold for. Such a situation would be unlikely to obtain a reduction in tax value upon appeal. Our initial suggestion, before you engage any professional assistance, is that you conduct your own initial research of comparable sales near your home to determine if you think it is worth your time and money to pursue an appeal of the assessed tax value.

Nevertheless, we recognize that homes are unique and many of the reassessed values are unfair. We also recognize that the assessed value now will affect tax values for years to come. If you are convinced your assessment is unfair, then we want to help you get the right value. Now through April 1, 2019, HSSM is accepting residential appeals and is charging a flat fee for its services.
